Roborock F25 Combo Review: The Latest Robot Vacuum Model I'd Buy Under Pressure
Buy the Roborock F25 Combo if you need the latest robot vacuum model that can mop, self-empty, and handle a busy real-world floor plan without turning into a rescue project. We deployed 14 F25s across nine properties last quarter, and 12 of 14 needed zero service calls in the first 90 days. That's the number that matters to me.
Who I am and why you can trust this review
In my role coordinating equipment purchases for a property-management company, I've handled 300+ rush orders in eight years, including same-day turnarounds for hotels and short-term rental teams. Last quarter alone we processed 17 equipment replacements with 95% on-time delivery. This review is based on the F25 Combo as of January 2025.
I'm not going to tell you the F25 is perfect. It isn't. But if you need a decision this week, this is the one I'd order.
The Roborock F25 Combo, briefly
If you're searching Roborock latest robot vacuum model, this is the one. The F25 Combo is a robot vacuum and mop with a dock that auto-empties the dustbin, washes the mop pad, and dries it. The navigation uses LiDAR and object recognition. In a real building, that means the robot learns the map, avoids phone cords and pet bowls, and returns to the dock without a lot of babysitting.
Set-up took about 15 minutes per unit. The first mapping run was slow, but after that the robots went straight to work. For our busiest properties, scheduling them overnight meant the floors were ready before the morning shift arrived.
The test that changed my mind
I didn't start out planning to buy Roborock. I went back and forth between the F25 and a cheaper unit for two weeks. The cheaper unit had similar suction on paper and cost $400 less per unit. The upside was saving $400 per unit. The risk was weekend emergency calls from property managers who found a robot stuck on a rug tassel. I kept asking myself: is $400 per unit worth being the person who gets called on a Saturday? No.
In a side-by-side trial, the cheaper unit got stuck on the same area rug twice in one morning. The F25 turned around at the tassels and went around them. The extra cost stopped feeling like a premium and started feeling like insurance.
The most frustrating part of testing robot vacuums for a living is how many so-called premium models still get tangled in cords. You'd think a $1,000+ robot would avoid a phone cable. The F25 isn't perfect, but it got tangled far less often than the other units we tried.
What most buyers miss
Most buyers focus on suction power and completely miss spare-parts lead time. The question everyone asks is how many Pa does it have? The question they should ask is how fast can I get a replacement brush when a guest's dog chews one? With the F25, we had parts within 48 hours. That's what keeps a cleaning schedule alive.
The dog water dispenser test
One of our strongest real-world tests was in a tenant lounge that has a large water dispenser for dogs. It's low, wide, and exactly where a robot wants to travel. On the first mapping run, the F25 clipped the water basin. After that, it learned the object and routed around it. If you expect the robot to never touch anything on the first pass, adjust that expectation. Firmware updates have improved it, but obstacle avoidance is not magic.
Water quality matters more than you think
If you have well water or very hard water, do not fill the clean-water tank straight from the tap. I still kick myself for not testing water hardness before our first batch. We had scale buildup in two dock water lines within three months. We eventually got a quote for the well water reverse osmosis system cost. It came in around $1,750 installed for our property, plus about $200 a year for filter replacements. That's not a robot vacuum expense, but it's the hidden cost people forget when they say just use tap water. A simple inline softener may be enough if your TDS is moderate, but know your water before you commit.
Can I throw away a vacuum cleaner?
When the F25s arrived, we had 14 old vacuums sitting in a basement. The facilities supervisor asked, Can I throw away a vacuum cleaner? Short answer: probably not in the regular trash. Many modern vacuums contain electronic parts and rechargeable lithium batteries. Check your municipal e-waste rules or Earth911.com. If you're in the U.S., the EPA's electronics donation and recycling page is a good starting point. Some Roborock retail partners also offer take-back bins; it's worth asking your seller.
When I would not recommend the F25
I wouldn't recommend the F25 for every situation. If most of your floor is deep-pile carpet, a robot vacuum with a mop is overkill, and the suction path won't handle heavy pet hair embedded in thick piles. You still need a powerful upright for deep cleans. If you have dark, low-contrast floor transitions, obstacle avoidance can behave differently. And if your building has thresholds higher than about 20mm, the robot may not climb them.
The self-cleaning dock is also not truly self-cleaning. You still need to wipe the dock tray and replace the bag and filter. It's less maintenance, not zero maintenance. To be fair, every robot vacuum dock I've tested has this habit.
The honest bottom line
The F25 Combo is not a replacement for a human cleaner. We still mop the edges, staircases, and corners by hand. What it does is free up the team to spend time on tasks that need human judgment. That's the efficiency win. If you need a latest robot vacuum model under time pressure, the F25 is the one I'd order again.
